Conditions:

• Get Linda fired (see achievement 'So Long, Linda').
• Clean up all rooms ('✦ Clean' prompt, beds, pillows, towels and hotel cups).
• Don't throw away guest items.
• Paul and/or Anne and Marcela must go to prison (don't open the safe in room 509).

In Bernard's office, pick:

• If it comes with a raise, yes.

I'm going to try to give more details.

To get Linda fired : throw away the lipstick AND the note in the Wendy's locker. Close the locker

Clean up the rooms : you need to clean every room (when you see the sign ✦). I think the condition is to clean something like 85% of the floor or something close so don't worry if you miss one or two (I totally forgot to clean the first room at the beginning of the game and I got the achievement)
Don't throw away guest items : Just clean the rooms. Don't throw away their personnal items like letters, pictures,...).
Paul and/or Anne and Marcela must go to prison (don't open the safe in room 509) : more info below.

At the end of the game,

I would suggest to close doors, luggages, and safe even if I don't think it will change anything. The reason is you need to confess you were sneaking in customers' stuff to the inspector.
So, during the interrogation, answer :

• Mr. Cruz's body was blocking the doors.
• I used an ice pick.
• I might have touched a few things
• I've been snooping around
• Paul Spent some time in a psychiatric hospital (we don't want us to be arrested)
• Marcela has an affair with another woman (we don't want us to be arrested)

Now, complete the game by meeting Bernard in his office and he will give you the promotion.
Why ?
Because Linda is fired (thanks to you), you are a good maid (by cleaning everything), and you gave names of others suspects (than you).
