To get this ending 100% you need:
1. Stay at low health for as long as possible, especially at the end of the game, during the fight with the penultimate boss until the cutscene before the last boss.
2. Periodically inspect Angela's knife. (Do not inspect the letter or photo)
3. In the LakeView Hotel, as you progress, you will get to room 202 with a broken mirror, where you will need to choose to put one of the apples.
You should put the "Rotten Apple" - it will give points to this ending much more noticeably than other tricks with endings
When "Ripe Apple" will give points towards the "Maria" ending
P.S. If your playthrough is tailored to the "Maria" ending, just save before choosing apples, so you can replay it later, rather than starting the game from the beginning, God forbid.
4. At the end of the battle with the penultimate boss, you will receive two items - "Scarlet Egg" and "Rotten Egg" which are required to unlock the door, you will need to go through the door into which you inserted the "Rotten Egg"
5. In the long corridor leading to the last boss, be sure to listen to the entire conversation.

The most important choice you make is the choice in the coin puzzle. When in the final stage of the puzzle, the top slot opens and you are asked who is guilty, choose the man. This choice will bring a lot of points and the ending will be difficult to change.
Also, having received this ending, it becomes possible to see its extended version. To do this, after receiving the ending on a new game plus, use a chainsaw to break all the windows in the car, which you can see after you open the door of the car service, just go a little further and it will be on the left, green. In it you will find the key of sadness, which you need to use on the safe in the Lakeview Hotel. Examining the received item and choosing a man in the puzzle with a coin, you will see an extended version of the ending

The worst of the three main endings is "In the Water", where James succumbs to his grief and trauma and chooses death over life.
The main driving force behind this ending seems to be playing James as if he doesn't care about himself. You want to avoid "over" healing - that is, healing James immediately after he's injured or before and after he's at full health; instead, only heal him when it's dire, and don't overdo it. You can tell that James is injured by the blood stains on his jacket; if you heal him with a health drink after two or three hits, James will likely still be slightly injured, allowing you to avoid over-healing or using more healing than necessary to fully heal him. For the same reason, don't use syringes, which are enough to fully heal James unless death is imminent. You can also try examining the knife in James' inventory from time to time during your playthrough, which suggests that James is considering hurting himself.

This ending was the second one I got, after "Maria". It's interesting, but I loaded the last save and tried to trigger "Farewell", and this is what I got) I did all the standard manipulations with Mary's photo and just went to fight the Pyramid Heads. I didn't keep my HP at a minimum, as people write about it. I didn't consider Angela's Knife. In the corridor after the Pyramid Heads, listen to Mary's speech in full. Another funny detail is that the cutscene preceding the last fight and Mary's pose are absolutely the same for this ending and "Farewell". The girl will be waiting for you at the window. The cutscenes are different after the final fight, don't let that confuse you (there will be a sinking letter here).
