This can be done in almost the exact same way as my guide in "All creek, No Paddle" and takes about 5 minutes. Ideally, you can get both achievements in one with this guide!
The All Creek, No Paddle achievement in Age of Empires IV: Anniversary Edition worth 46 pointsSink an enemy Transport Ship that is garrisoned to max capacity.
Firstly set up a custom Solo battle Vs AI with roughly similar traits:
Teams: 1v1
Enemy Team: Hard or Above
Generated Map: Warring Islands
Starting Age: Age III
Map State: Revealed
Starting Resources: High
Once you're in-game, get a dock built and a few basic resource incomes, now start pumping out Demolition Ships from the dock. It will take about two detonated ships to blow up their galleys and above. However, we're on the lookout for their transport ships.
The achievement is not to destroy five ships in one as I'd originally taken it as, but any five enemies total at once! This can easily be done by sinking a full (or partially) transport ship. With the revealed map you can see their movements. Take a group of 5-6 demolition ships and place them nearby.
Be on the lookout for a transport ship with troops (you can see its capacity overlaid). If you manage to get a transport ship that is full showing 16/16 you will also net the 'All Creek, No Paddle' achievement at the same time.
Sink that ship and the achievement is yours!

I got this one by accident playing a 1v1 match with Wonder victory set. With the AI on hard, they'll make a mad dash for your wonder once it's built. My ships actually blew up their ground troops while they were still on the beach after they left their transports.

Doesn't seem to work. Sank two boatloads of enemies of 16, no achievement. The achievement for sinking full transport popped though as expected.

Updated March 19th Achievement Finally Works again Used the strategies above and destroyed some filled Transports with demolition ships and attacked Villagers fishing in the Map Archipelago Achievement popped a couple minutes after!!!!!

If you need additional information:
Teams: 1v1
Enemy Team: Hard or Very Hard
Generated Map: Warring Islands
Starting Age: Age III or above
Map State: Revealed
Starting Resources: Maximum
Nation: English/french/German Empire (thanks to Joewilkill for pointing out, that only those nations have the required unit))
Send 5 villagers to build some docks and 1 to build houses.
Start building Demolition Ships and start to control the seas, so the AI doens land troops on your islands shores. (You can get the All Creek, No Paddle Achievment in this session as well)
Look for a fishing spot with 5 or more villagers and blow them up.
Achievment pop can be delayed few minutes, for me it took about 3 minutes.
