VERY MISSABLE. Point of no return:
Once you obtain the special item Green Bead, you will be unable to access the forest mansion ever again on your playthrough. Do not do the haunted mansion without having talked to Cartwright first.
If you open your map, you will see north of Telekmorr tower a bunch of tents.... And then further north a PIER. On your way to 2nd or 3rd dungeon make sure to divert north from the soldier encampment and talk to Cartwright in the PIER.
By doing this you will forward his story and he will later on show up in the Fryngile forest mansion north-west of the 4th dungeon (red roof big mansion in map). You will need the ability to lift largest boulders in order to reach this mansion.
You will have to come here to find the GREEN FAUN. If you fail to talk to Cartwright in the PIER before obtaining the Green Bead you will have to start a new game to achieve this.
Note: I had to do it and takes around 3 hours get this done "rushed". Possibly less.
