How to unlock the Speedster achievement in Amnesia: Rebirth - Definitive Guide
This won’t be a full comprehensive guide, but mostly just compiled information that I sought out for my run.
The time to beat here is 2 hours and 15 minutes. This sounds daunting, but with a few tricks and skips you should have plenty of wiggle room to get you the achievement.
You will want to do this on Adventure mode, rather than Original. This removes dangerous enemies from the game, brightens the darkness, and you no longer increase fear in darkness. This allows you to sprint through every scenario without fear. The only issue here is that some areas of the game are slightly changed in this mode, adding a few new puzzles. They’re simple, but may catch you off guard if you haven’t played this mode yet.
The most important point is the Leyden Jar skip. Here is a video link from Optinoob demonstrating how it works:
Essentially, you’re keeping the Leden Jars gathered during the Alchemest’s Chambers so you can use them shortly after in the Portal Chamber. This lets you bypass the process of gathering more Leden Jars, entirely skipping The Hunting Grounds and The Catacombs chapters, saving a tremendous amount of time for your speed run.
This alone is enough to provide wiggle room to easily get this achievement, but here are a few extra minor pointers to help along the way.
-Don’t bother collecting anything. Just sprint to each objective.
-You can save a little time by not climbing ladders. Just jump down if it’s not too high, or walk off and catch the ladder on the way down.
-In the Fortress, make sure you grab the saltpeter from the Quartermaster’s supplies before leaving for the Armory.
-In the Factory, don’t waste time torturing the subject for vitae. It’s not necessary and takes up time.
-If you ever mess up on something, get lost, stuck, or just take too long solving a puzzle, you can always just exit without saving and reload your last save.
I got this on my first try. It was my 3rd play through of the game, so I had a good grasp of where to go and what to do. It took me about 2 hours and 20 minutes real time to get this from start to finish, which included cutscenes, load times, reloading the game after it crashed, and pausing the game many times to take care of my kids. So it’s actually incredibly doable! Don’t let it intimidate you away from trying it.
You can do it!

If doing the jar skip in the Alchemist's Chamber -- remember to collect the blue orb! It's in the same room as the first 'power pyramid'. If not, you soft lock yourself from using the portal.
I would +1 the comment that this is achievable. I started a timer on my phone and it took me exactly 2hr 30mins. My run was horrible and this net time included (1) having to exit and load a previous save to collect the blue orb, (2) go through the tram section three times due to game crashes, and (3) taking a 5 min comfort break (game paused).
As OP also writes, Adventure mode switches some things up as there are no enemies. Be prepared to find alternative solutions in some sections. These aren't complex and typically involve throwing rocks at beams, turning additional levers, etc.

Missable
This will be the trophy that keeps you from getting the platinum, if ever there was one. While the trophy description says "any Frictional developer", there is just one single time you need to beat: 2 Hours 15 Minutes 0 Seconds, 02:15:00. This doesn't need to be done in one sitting and you can reload saves as need be. The autosave feature creates 10 autosave files for you, so you can go back a good deal if you ever need to.
This is by far not going to be an easy task as a standard playthrough of the game can take anywhere from 5-8 hours, so you'll be at a full sprint the entire time. Ignore all Notes, Recorded Memory Cylinders, missable trophy-related things. When you're in the Laboratory, choose to not receive the treatment for Amari and when you reach the end, choose to leave the child with the Goddess.
SquidGeneral10 and MinatoIsDeadLol have been kind enough to allow me to link their speedrun guide to better help you guys out with this. Their method does involve using glitches and OOB to get past certain sections, so keep that in mind as you go for it.

I don't know the upper limit of passing!
Trophies dropped during the passage = 1 hour 57 minutes. I am inclined to believe that the upper limit is 3-3.5 hours (this is an assumption!).
I don’t think anyone needs to explain that the run button should always be held down and that only story items rise. The main time safe can be obtained by using a mini teleport skip. This allows you to: 1) skip the stage with Leon and the stage with the Ghoul lair; 2) skip the final and go straight to France.
In details. Once at the location where the Translocator / Carrier trophy is performed, we take the sphere and two Leyden jars. Then we use one of the skip options:
1) using a chair, push yourself through a door or wall (this method did not work for me. There is an assumption that it only works on a PC and is tied to FPS. Video guide from 24:00;
2) use my video guide .
Using the mechanics from the second option, you can also skip the last location with dementors using this method. Video guide .

You can beat the game honestly! I completed adventure mode without skips or glitches in about 2.10 - 2.20

Speedrun aisle 2 hours 20 minutes. When you pause the game, the timer stops, if you are in the inventory, I’m not sure. To be honest, it is most likely impossible to run. I didn’t manage to push myself through the walls with objects (maybe I did it wrong), I managed to fly on objects, while falling, we tear off the inventory, so the fall stops. I used both skips that are presented in the tip from DAlembert.
