This was incredibly glitchy for me and would never seem to track/unlock properly.
I finally unlocked it by doing the following (Retail version):
- Install the game while disconnected from Xbox Live (avoiding installing the updates)
- Play normally until you 'unlock' the achievement in-game
- Save the game and connect to Xbox Live to sync your save to the cloud.
- Uninstall the game and reinstall it while connected to Xbox Live.
- Load your save and advance a bit. It SHOULD unlock after this.
For recommendations on how to easily get 100k/year, you should play on Build, build, build... mode on easy and just take your time to progress through the game, you should get 100k/year from rent by the time you reach level 4/5 inhabitants. Try to keep the residents as happy as possible for the best results. It shouldn't take too long.
You can check your annual income through the money screen at the top left of the HUD, simply scroll up twice from the tax screen to see the financial reports. Good luck :)

100,000 sounds a lot but it's not that hard to get. Create houses and upgrade them on the inside (at least 1 level for each room) but see CHANGING ROOMS for how to do that. Once done select a tenant you want to move in. On each level of tenants, there are two types with one that pays better than the other one. Pick two of the following tenants for max rent:
You can force your tenants to pay more rent by going into their home and select the "Rent Up" options i.e the $ sign with a green Up arrow image). Per click, they will pay 5% more rent and lose some happiness (this is why you upgraded your buildings) but maxing out the gauge will make them upset an cause you a lot of trouble. To keep them happy, don't raise their rent by more than approx 2%.
Note: A calendar year in Constructor, starts on 01/01/YYYY (January 1st of X year). If your tenants paid 100k rent before December 31st, the trophy will pop.
- Level 1: Greasers
- Level 2: Students
- Level 3: Major and Wife
- Level 4: Professor and Wife
- Level 5: Sloanes
