How to unlock the The Landlord achievement in Crackdown 3: Wrecking Zone - Definitive Guide
Territories A and B will spawn at the start of every game. After they've run out of time, they will lock, detonate and a new territory will appear on the map
For this achievement, you must capture a total of 100 of these individual territories across all your games in this mode. You can be the only one to capture an objective or do so with other members of your team, it doesn't matter
If you're efficient, you can manage anywhere from 10-14 captures in a single match just from capturing new objectives as they appear and re-capturing objectives that the enemy has taken from you. Lastly, it's important to note that the timer on the territory pauses if it's contested, so this can buy you some extra time to get to some objectives you otherwise might've not thought you could reach to speed things up

Been stuck at 96% for 4/5 games now and it won’t unlock, anyone have any ideas how to get this to pop?

This can only be obtained in Territories. There are two territories on the map at any given time. To earn progress for this achievement, you need to be standing inside a territory border when it is captured. Each territory remains captured for 50 seconds, but time is paused if it is contested. When that time expires, it moves elsewhere on the map. This mode is similar to the game mode 'King of the Hill' in Halo and Gears of War or 'Domination' in Call of Duty.
If boosting, the recommended strategy is have both teams standing at one territory and ignoring the second one. One team steps inside, captures it then steps back out. Then the other team steps in and does the same. Each time your team captures the territory it counts as progress towards the achievement. By doing this, everyone should get this achievement in just a few matches.
