How to unlock the Alpha Male achievement in House Flipper - Definitive Guide

You have to sell a house to Rafael Erko.

You need to sell him a Two-story house with two bathrooms and two bedrooms. Make sure the bedrooms are large.
Make sure to use double beds and TVs in all the bedrooms. Make sure there are speakers for the TV's.
Make sure to install a couple of book shelves (2-3 sets)
Make sure to have one room for an office,
Make sure to use new, modern furniture.
Make sure the walls are not damaged in any way and make sure that the house is clean.

An easy house is Home-Admin Legends. If you want, you can literally load it up and sell to Raphael.
I cleaned up to make a bit more profit myself.

Office requirements:
Monitor
Bookcase OR Office Bookshelf
Office chair
Carpet
Desk

Another way someone has gotten the achievement is by cleaning up the camping one (cheapest first house), painting the walls, retiling the bathroom, buying all new furniture and installing new appliances and he was the best offer on the house.

I sold him Home-Admin Legends personally. I disposed of the trash, cleaned everywhere and installed everything. Didnt buy anything.

I managed to sell him the very first office in the game when I moved to another property, just did it up nicely and he bought it. Only things he didn't like were no private space, nowhere for his magazines, only a single bed and no TV (even though he had a like about a TV in the bedroom, so confused on that one)

Easy (but further thru the game) way to combo two achievements is buy the Moon House. Clean/clean up everything perfectly. Add two Bookshelves and sell. Raphael should be on top (to get this achievement) but you can also bundle the Negotiator achievement with this one easy! I actually pushed the bar and asked for +80k from him and he took it like I asked for $8! :)

I sold him the Camping Bungalow with almost none of the requirements mentioned here, and this achievement popped. Is the achievement glitched, or is this solution wrong?

I mean personally the solution is what got me the achievement and the part about loading up Home-Admin Legends was what someone in the comments did but I can update the solution with your results.

I bought the Camping Property, cleaned up the dirt, put a monitor on the desk and sold it to him for 5k profit.

He's the easiest one to sell to simply put a tv in the bedroom and he shoots to the top of the buyer list

I also bought the camping property. I cleaned everything sold the shower and mirror bought a small hanging tv and a monitor and got rid of all trash

Just buy Home Admin-Legends and sell it without doing a thing. Rafael is already on first place.

Sell a house to Rafael Erko.
"28 years old, personal trainer. He is a real man."

Tips:

Rooms:
- at least one big bedroom with a double bed and TV
- at least one bathroom
- living room

Other:
- bookshelves for his magazines
- electronics (TV/speakers)
- modern furniture
- no damaged walls
- no toys

Easy way to get the Achievement:

House: "Home Admin-Legends"
You can sell the house immediately because he is already in first place.
