How to unlock the Captain Hook achievement in House Flipper - Definitive Guide

During the first Farm DLC story mission, there will be a raisable platform on the right side of the barn. Use it to higher, and you'll be able to get the grappling hook. Use the grappling hook once to pop this achievement.

I got this on the Dreams-Come-True Miller's Farm mission by starting at the bottom of the hill and slowly walking up until I could use the grapple to grab the roof above the third story window on the farmhouse.

I got it on the first mission no problem. Grappled at the very top of the front side of the barn then pressed ‘X’ to climb up. Achievement popped instantly.

This achievement is either glitched or inconsistent (maybe it's counter-based?). It didn't trigger for me until the very last mission (A Thank You Renovation) when I used the grappling hook to reach the top roof.

Maybe you needt o grapple to a high roof from the ground to get the achievement?

I got this to unlock in the first mission. When I was close to the barn it didn't work. I moved away then returned to the point when the grapple icon appears, and it unlocked from there. So, maybe distance rather than height?
Edit: playing on Windows.

It is possible. Since the description mentioned heights, a certain height might be required.

Yeah I just grappled up to the leak of the roof right there after receiving the grapple and it unlocked. I think you just need to be up high.

Used it to grapple to the same roof I found it on. Unlocked straight away.

On the first job you should be able to see a blue outline of the grappling hook on the barns roof from the ground. Use the lift on the right side to reach the top of the roof and pick up the grappling hook. Use it and it should unlock the achievement.

Obtained during the first task. We get the “Hook” tool, after which we cling to some high point on the map (for example, a tree). After that, we pull ourselves up.
