Pretty simple, just win the Rookie of the Year award in Franchise mode.
I did this with the Bengals with Joe Burrow; just make sure a rookie on your team has great stats and you should be the team to get the award. Obviously a rookie with better starting stats is ideal.
Good method would be loading up a game with two controllers and demolishing controller 2 with your rookie (like getting 25 touchdown passes in a game for example)
One thing to note is that the award isn't actually given out until after the Super Bowl is played; and you can check if your guy will win by going to the Awards section of the menus and seeing if he's the first person for OROY (Offensive Rookie of the Year) or DROY (Defensive Rookie of the Year)
