Kill Queen Fay (see "Ghost Bringer" achievement) to have "Ghost Fay" instead of "Dark Fay" (note that this counts towards "The Destructor", which would also prevent you from getting "The Dominator"). After Ghost Fay arrives at your tower, select her as first mistress and then buy every tower item with her name on it. In other words, just like the other two "Special Friend" achievements.

This did not unlock the first time I tried. I had to quit to the main menu (make sure not to save and press X) and reload the save. Then I was in the tower again with the choice which mounts to choose for the final fight and bought the stuff again. Then I got the achievement.

Destruction Path
This achievement is unlocked in the Private Quarters in Netherworld Tower, there you will have 2 important places to go, where the Mistresses are in a long corridor and you must press
to make Ghost Fay your first Mistress, and to the right of the corridor there is the room decorations where you must buy all things after making Ghost Fay your first mistress, after buying all things there will be a scene and then at the end the achievement will be unlocked.

First, you must set the required mistress as your “first mistress”. To do this head to your bedchambers and down the long thin corridor to the left. This room will contain your mistresses. You can select which you want to be your first mistress by walking up to them and pressing 
. Next, head over to the tower upgrade station (also in your chambers) and buy every item there, which only takes 3100 gold.
