How to unlock the Land Baron achievement in The Elder Scrolls V: Skyrim Special Edition - Definitive Guide

What are the specific requirements for getting land in each hold?

For Falkreath: You must complete the “Rare Gifts” favor, and the “Kill the Bandit Leader” favor. You may then buy land from Steward Nenya.

For Hjaalmarch(Morthal): You must complete the quest “Laid to Rest”. You may then buy land from Steward Aslfur.

For Dawnstar: You must must complete the Daedric Quest “Waking Nightmare” and then the favor “Kill the Giant”. Please note that this favor has the prerequisites of being level 22 or higher, and having had previously completed the “Waking Nightmare”

---
Now the recomendation For Falkreath:
Even if the player has become the Thane, Siddgeir may continue to greet them by saying, "Something you need, you miserable wretch?" This is the result of a negative disposition towards the player, possibly caused by completing the Dark Brotherhood contract on his Housecarl Helvard. Doing quests for the Jarl to become Thane after completing that contract seems to counter this and raises Siddgeir's disposition towards the player.

In Morthar there's no problem around, just avoid to be a bad dovakhin and don´t kill the steward of the Jarl.

And For Dawnstar:
The Waking Nightmare begans talking with Erandur in The Windpeak Inn in Dawnstar after that you go through the mission then the Jarls ask you a favor (Kill a Giant, BTW, You can also get from somewhere the same mission, to kill the same Giant, so if you go to kill it after the Jarls asked you to do it, you'll complete 2 missions for the price of one).

If you don't recognize Erandur, He stands around in The Windpeak Inn in Dawnstar. (when he's not sleeping)

Not sure how or why, but I was able to purchase land in Morthal after only helping 2/3 citizens and without completing Laid to rest

There is a bug sometimes that can occur with kill the bandit leader. If you already killed him before taking the quest, you probably won’t be able to complete the quest. The only way to get around this issue is to side with the nords in the war and complete the entire war quest line.

It seems like the location where the jarl in falkreath (Siddgeir for me) sends you to kill the bandit leader is random. In my case it was the embershard mine. So if you have done the "Boethia's calling" quest, but have not accepted the jarl's quest yet, you can maybe save before accepting the quest and reset until you get a target location other than knifepoint ridge (or whichever bandit leader you have already killed).

This needs to be flagged. Just wasted a play through. Having to revert to an older save. Should be flagged please

I have done every quest you guys mention here. I got the "kill leader" to embershard mine. I had already cleared it but it spawned all the enemies back there for this quest. The quest goes to "miscellaneous" area, not normal ones.

The trophy is glitchy.
Sometimes the line about purchasing the Ozernoye estate does not appear in the jarl's dialogue. Accordingly, you won’t be able to get the “Famous Architect” trophy either. On PC it was solved through the console, but on PS4 there is no solution yet.

Get this trophy before killing the assistant of the Jarl of Falkreath, otherwise the line “Buy a plot of land” will not appear! Run to him as early as possible and complete his quests, buy this plot. A glitch due to a conflict between the plot and the add-on.

In Dawnstar I didn’t have a line to buy a house and they didn’t give me any tasks, but they said that all the locals had nightmares, I found out that this was connected with the Daedric quest “Skull of Corruption”! Go to the Peak of the Winds tavern, still in Dawnstar, there the priest of Mary Erandur will give a quest, after completing it, the jarl will have a job for us, and after completing it - the line to buy a house!)

In Falkreath, this could happen to Sidgeir - he won’t have the opportunity to buy land, he will say, “What do you want, a pathetic nonentity,” and his manager will not sell the land, this happens if you kill his housecarl in the line of the dark brotherhood, the decision is simple, either he will roll back or complete quests for the Stormcloaks, then the Jarl and the steward will change and you can buy land. It’s better to immediately buy land up to the Dark Brotherhood line.

The opportunity to purchase the Ozernoye estate also disappears if you complete the additional Dark Brotherhood quest issued by Nazir to kill the housecarl at the court of the Earl of Falkreath, Helvard.
Even if you kill him unnoticed and you are not hunted, the Jarl of Falkreath will still have a negative attitude towards you and the line about purchasing from the manager will not appear.

Important note!!! If you took the quest from the Jarl of Falkreath to kill the leader of the bandits in the Knife's Edge location, neglected the quest and completed the mission Call of Boethiah, then the quest will be impossible to complete. This can only be corrected by completing the quest line for the Stormcloaks. We capture Falkreath and approach the new jarl. If something went completely wrong, then it will not be possible to complete it and the purchase of the Ozornoye estate will be impossible.

Siddgeir Earl of Falkreath . Its ruler is Nenya .
If you come to him without an invitation , do not forget to take black briar honey with you for the quest “ Rare Gifts ”.
Land plot for purchase " Ozernoye ".
After completing the chain with the civil war , it stops giving out tasks.
---
Idgrod the Black Jarl of Morthal . Her husband and steward is Aslfur .
Plot of land for purchase " Windstad ".
---
Skald Earl of Dawnstar . The only jarl without a ruler .
Plot of land for the purchase of " Helyarken Hall ".
Purchase is possible only from level 22 , after completing the quest “ Kill the Giant ”.
Before going to Dawnstar , go first to Eiri , she will give you the quest “ Delivery ” and ask you to deliver a note to Jarl Skald . Depending on the level they will give 250 - 750 septims.
If the first estate built by the hero is Helyarken Hall , then it will be Airi who will allow him to cut firewood for free at her sawmill.

We carry out the orders of the jarls of Falkreath, Dawnstar and Morthal, and obtain permission from them to buy a plot for 5000 coins.
