I did this on Survival and you can get this Achievement in Chapter 3. Once you have cleared out all the enemies your going to want to pick up the Crossbow which can be located across and to the left of the barn. This will give you Explosive Bolts but you are also going to want Flash Bolts and they are found across from the barn up a tall ladder. You'll find extra Bolts nailed to walls where the Shotgun enemy was and on the stairs from where you got the Crossbow. Once you have all these items you need, you'll need to have 3 Explosive Bolts and 2 Flash Bolts. Walk into the barn and turn left and walk forward until the Sadist breaks free and equip your Explosive Bolts and hit him with all 3 once that's done switch to your Flash Bolts and hit him with 1 and he'll be stunned sneak up around the back of him and use your 
attack to sink him to he's knees. Back up and wait for him to get back to he's feet before hitting him again with a Flash Bolt and then sneak/stab him once more and the Achievements yours.

Do you have any idea why I can't get the chainsaw guy to run after me? I keep going right upto the spot where he busts out of but he won't break through. He just keeps making those stupid annoying sounds. What am I doing wrong?

This takes place at the end of Chapter 3.
After gaining access to the final area, you'll need to get a chainsaw to open the gate. The chainsaw is only found on the sadist which is a boss type enemy found inside the barn. Before going into the barn and releasing him from behind the gate, you'll want to explore the house with the rifle man on the balcony which contains a bow and shotgun. You'll also want to go up the ladder of the tall watchtower in the middle of the area where you'll find flash bolts at the top. You'll also want to disarm traps in order to gain parts to craft a total of 3 explosive bolts & 2 flash bolts. With your equipment ready, it is time to go to the barn and release the sadist by shooting open the gate.
Once the sadist comes out you will want to directly hit him with 3 explosive bolts as fast as possible. After those 3 bolts you can use you shotgun to hit his legs from a distance in order to weaken him a little, but make sure you DO NOT KILL HIM. With the enemy weakened, you'll want to take out your flash bolt and aim it near the enemy's feet, in order to stun him. Once he is stunned, crouch behind him and press the button prompt to preform a stealth knife strike. If he is weak enough he will die on the first try. If not, use your second flash bolt and try it again in order to kill him. If your knife strike kills him the achievement will unlock.
If you are not successful, you can craft more flash bolts, or die on purpose in order to be reset to a checkpoint so that you can try again.

At the end of chapter three, an enemy will break out of the barn with a chainsaw. You will need to injure him with any weapon so he is almost dead. (Three explosive bolts will work perfectly). Then Use a flash bolt to stun him, then sneak up to him with

Did it a few moments ago on Survival difficulty on my first try!
I had the shotgun equipped (with 6 bullets total), two explosive bolts and a flash bolt. I suggest if you have ANY shotgun shells, save them for the Sadist and don't use them on the common enemies roaming the area.
Essentially you want to shoot the Sadist with a small snap back look, while continuing the move forward. You need to stay away from the chainsaw, obviously, so you want to keep forward at all times. I did small laps around the cart in the center of the map, right when you first take cover behind the zombie with the shotgun on the balcony.
Once he's on your heels sprint in spurts so you don't deplete your stamina. Keep your distance and basically just try and hold off for shots that you know you can make and connect with. There's nothing worse than missed aimed bullets.
I have no clue of his HP but I shot him 4 times with the pump-action shotgun, followed up with 2 explosive bolts then stuck him with the flash bolt. When he's stunned from the flash, sneak up to him in any direction and initiate a stealth knife kill. You'll attack the weakened, blinded enemy and kill him. 40 G is your's, along with 20 G if you hadn't beat this chapter before.

In Chapter 3 you will get to a small town area. You will want to explore and kill all the enemies. There are many useful items found like the crossbow and the flash bolt. The flash bolt is found on a watch tower. Any enemies not killed will join in the boss fight so make sure to clean house. When you trigger the boss in the barn use 2 explosive bolts and a few shot gun rounds if you have it. Now switch to flash bolts on the crossbow and sneak kill him when the prompt appears. Repeat the last section until he is dead. You can craft move flash bolts mid-fight.

Like many guides best way to do it is with 3 explosive bolts and 2 flash bolts.
Do the explosive first and then flash him and knife him directly afterwards. After 2 times he is finished.

This Trophy is easier to get if you've cleared out all of the enemies on the map save for the Sadist. There's nothing worse than running into a Haunted while Chainsaw Ed is chasing you. Also, leave the Bear Trap on the second floor. I also suggest disarming the two traps in the barn. The Sadist always seems to run right by them without triggering them and you don't need to worry about them going off as he chases you.
Go into the barn and whip out the ol' Agony Crossbow. Fire two Explosive Bolts into the dirt at the bottom of the red ladder leading to the second floor then climb the ladder. Switch to a Grenade and toss it into the Sadist's area. Needless to say he's not going to be happy about that. While he's starting up his chainsaw head around the second floor, go past the ladder leading to the third floor, turn around to face where the Bear Trap is, set your Agony Crossbow to Flash Bolts and wait. Chainsaw Ed will run to the first ladder, setting off the two Explosive Bolts, then climb up to run around the second floor into the Bear Trap. After he frees himself from the Bear Trap hit him with the first Flash Bolt as soon as he is at the bottom of the little stairway. Quickly run up, crouch and stab him in the gut. You may have to repeat the Flash & Stab a couple times depending on your difficulty level and how high your Explosive Bolts are upgraded. Note: do not try to hit him with a Flash Bolt while he is down on one knee after you stab him. The flash won't work and you will have wasted the shot. The Trophy will pop after the final killing stab and he falls down.
Ideally, you will want to have 1 Grenade, 2-3 Explosive Bolts and 2-3 Flash Bolts for this Trophy. I did this with Explosive Bolts upgraded to 4/5. It may take a couple tries to get the timing of the Flash & Stab down but once you do it's an easy Trophy.

This achievement is awarded by killing the Chainsaw Sadist in Chapter 2 with your knife. Easiest way to achieve this is to combine your explosive and flash bolts. The number of explosive bolts needed will unfortunately vary depending on difficulty and upgrade. I did this on survival and used 3 Explosive bolts and 2 Flash Bolts + Sneak Kills. On casual I believe you can only use 2 explosive bolts and 3 Flash bolts + sneak kills

To get this you must eliminate the final boss of Chapter 3 with a knife.For this you need light bolts, which you'll get in this chapter. Shoot 1 or 2 explosive bolts and then light bolts, and use stealth mode to kill him. You can see how to do it in the video.
