This actually took me multiple tries to work. The room never opened for me, so I closed the game and restarted it. Than repeated the whole process and I finally got all the voice messages and could enter the room.
Besides that I really enjoyed the game!

To get into this room you need to use the spirit radio at 3 different times.
Chapter 4 - Pick up the spirit radio when it flashes right after
Chapter 3 - Pick up the spirit radio when it flashes right after
Chapter 0 - Pick up the spirit radio when it flashes right after
Then a room in the theatre area will open up and you will get a different ending after you enter in and do what your told

This guide is missing way too much. I believe for both Ch 4 and Ch 3, the spirit radio is in the room in which Mundy, Bernhardt, and Flora performed the "seance." In Chapter 0, the spirit radio is on the table in the nook just outside Vanderberg's bedroom.
Most importantly, the Theater room is found by pressing either the menu or the view button. (if you're looking in options, these buttons are labeled as "Theater") If you turn all the way around, this will let you walk around again in the theater room. Stick to the right side and the door numbered 3327 will open for you. In here, I am not sure if it just started or waited for me to pick up the newspaper on the chair, but that's when I unlocked this achievement.

The first half of this trophy is tied to this trophy:
After utilizing the conditions to listen to the radio, Tesla will speak from beyond the grave (of sorts) to you, the player, asking you to satisfy specific conditions to speak to him once more. I would suggest listening to it in order of the timeline itself (so ignoring Chapter Zero being in the beginning of the timeline and thinking of it more like Chapter Five).
--Chapter Three--
Line the time up with Edison's murder of Vandenberg, when everyone hears Flora scream and runs after her. The radio will become active by staying in the lounge to watch it light up. You might need to try and activate it once to see if it picks up or not, but don't exit out of it too fast or you might trigger the voice without actually hearing it. Tesla will tell you that he commends your efforts and will speak with you again when the Lord strikes a man down.
--Chapter Four--
The Radio will remain in the lounge, though your target this time is the seemingly natural death of Mundy as he is struck by lightning. By standing in the Lounge once more, you should have a chance to see the radio activate once more, where Tesla will tell you this time to speak with him, one final time, once you witness his death.
--Chapter Zero--
Tesla's death will leave little in the way of time before the chapter ends, so first locate the Radio and wait until you see it light up. You may want to try and pause time as soon as it happens, too. I'm not sure how long you will have to activate this, but he will say something along the lines of unlocking the door that you will know where it is.
The door in question is actually in the Theater itself. Go to the timeline and try to leave the map screen to walk back into the Theater, where you will find a door that was previously sectioned off. By opening it, you will be in the future/present (1943) and behind another door, you will hear Tesla speaking to you, asking you to fulfill the reason you were brought here. This is also where you can get the last newspaper clipping for the trophy related to it. To satisfy the requirement of the room, walk over to the window. Everything has been planned out, so it is time to play your role, like the other actors before you, and fool the world with the greatest escape trick ever.

This secret ending will require you to interact with the Spirit Radio at different times of the game. The first time is in Chapter 0, so see Time Traveller to know how to unlock Chapter 0.
- In Chapter 0, the Spirit Radio will be located in the small library upstairs near Vanderberg’s house. Interact with it at 5:43, you’ll see it changes color when aiming at it.
- In Chapter 3, it will be located in the small living room. Interact with it at 6:34 after you heared Flora screaming.
- In Chapter 4, it will still be located in the small living room. Interact with it at 7:04 when Mundy dies.
- Go back to the theater ( and look behind you to move again) go to your right and interact with the door, it will open up and you’ll get the trophy once inside.
