the "gross" part is fake, you need a net +60k to get this one, I delete all my armies once i got 60k on gross and passed the turn

This is more easily doable with some factions than others. I did it with Cathay, since they have a good economy and easily accessible economic bonuses. Towards the end of the campaign or better after it and banishing Belakor, you should have conquered most of Cathay. I didn't even have all of it and it still easily worked. Simply make a safe, disband all heroes, armies and units, end the turn and you should easily unlock it.
