How to unlock the Schools 'n Ghosts achievement in Two Point Campus - Definitive Guide
Edit: Gilbert Prime has pointed out in the comments that as of now (April 2023), there is a known glitch with this and you won't be able to instigate Expulsion Ceremonies. I had no problems and I don't know how common it is. Hopefully it is patched soon.
Lifeless Estate comes with a pair of new courses, Paranormal Detection and School Spirits, along with a new Star system. Paranormal Detection is the more important and you should focus primarily on that.
There are 15 Plots in total. You start with #1, so you have 14 to unlock and each has a spirit for your students to defeat. Plots 5, 10 and 15 have named spirits that correlate with 1, 2 and 3-Stars and you do not have to have unlocked all preceding plots to take them on (although there is an achievement for unlocking all plots).
The image shows my students clearing a plot and there’s plenty of information to take note, specifically of in the info panel on the right.
Hellhole Henchmen is one of the generic spirits occupying most of the plots. The battle is underway and he has already taken some damage, but you can see his XP, currently 19759 – it started at 30000.
In the Damage Bonus area, you can see how much damage my students will do in a battle. Most importantly, each plot has a bonus condition that doubles the damage done. Playing as normal and upgrading the Paranormal Detection course, attracting more students and making sure they get higher grades will increase their damage output.
Simply put, having more students with higher grades increases your damage output, allowinng you to take on more powerful spirits.
As your Campus improves you will find that you don’t even need to meet the bonus requirement to get a win in some plots. In the image above, my students will deal between 49104-73656 damage, with the bonus damage condition met. Without it, they would deal 24552-36858, or thereabouts. Given that the spirit’s HP is only 25000, I would almost certainly have succeeded without the bonus.
Having said that, the battles are much easier if you have completed the bonus condition.
To actually attempt to take over a plot, select it and choose the Expulsion Ceremony. If they win, they will get a bonus to their mood but if they lose, it'll be a negative. Make sure you have plenty of Medical Offices and Pastoral Support's.
Here are the requirements for the plots you will probably want to have unlocked before you take on Hester Hellhole, the named spirit linked to 1-Star and this achievement.
Plot 2:
• Bonus: Capture 2 Ghosts
• Spirit: 800 HP
Plot 3:
• Bonus: 24 x School Spirits students on Campus
• Spirit: 8000 HP
Plot 4:
• Bonus: Average Dormitory Rating 90%
• Spirit: 8000 HP
Plot 5:
• Bonus: Campus Level 15
• Spirit: Hester Hellhole 20000 HP
Once Hester goes down, you will unlock this achievement.

Anyone else having the Expulsion Ceremony button grayed out despite meeting the criteria for the damage bonus? I was able to schedule and complete Plot 2 but all the others have that button disabled. If I had realized that the DLC came out just recently I wouldn't have bought it because I know how developers use paying customers to do their QA these days.

I can only think it might be to do with Campus level or the level of the Paranormal Detection course. Maybe just keep expanding for another year or two and see if that helps?
