How to unlock the Animation & Sanitation achievement in Two Point Hospital - Definitive Guide

(Unlocked this on PC version, assuming the same tips apply, let me know if not.)

Chasm 24 is the third level in the Close Encounters DLC. You will have to get 1 Star on the first and second levels in the DLC to start it.

There are five different Robo-Janitors. (A total of 8.) You will unlock them as you expand/buy more parts of your hospital. You will need to expand the hospital all the way to plot 13, plot 14 doesn’t unlock one. Once you buy plot 13 the achievement will unlock.

Achieving star level 3 in this hospital will grant you the Robo-Kit, which allow the creation of Robo-Janitors in all other hospitals. This is super useful for other hospitals and will save you money.

Tips:
KEEP REPAIRING THE STABILIZERS! You want to check these things at least every 5 minutes. Not sure if it was just me, but my janitors would ignore them and clean up trash around the hospital. You don’t want this to happen as if they break, all hell breaks loose. All the special events (storms, frogs, etc.) will happen at once (depending if they all broke, they usually will, the janitors don’t care laugh) and it will be hard to get your hospital back up and running. I almost had to restart twice, best thing you can do from going bankrupt is to increase your prices and repair the machines that get used the most.
Installing charging stations for your robot janitors will keep them moving.
Don’t buy more land just because you have the money. (This is probably how I almost failed twice.) Make sure you are using your space wisely and have a steady income. Each new land piece comes with another stabilizer that will need repaired. I’d recommend lots of real janitors to keep up with them. It might be best to assign certain tasks to your janitors to see if they repair the stabilizers more often.

Thanks for this guide. I initially looked for how to build them, until I noticed I seemed to get new ones as I unlocked new zones, so this saved me needless speculation.

From the Two Point Hospital Wiki: "Regular janitors are not suited to this task however, and it falls to the new Robo-Janitors to maintain the stabilisers. Every plot bought contains a stabiliser, but only some also supply a new Robo-Janitor. Please see the plot section below for details on this. Each Robo-Janitor is also assigned certain regular janitorial tasks, which can be disabled as with any other staff member, if so desired, so that they can focus on machine maintenance (which covers regular machines as well as stabilisers)."

This was not unlocking for me as well as the 81 star achievement. The later was solved by restarting an easy level and making it to the 1st star.
For this, I had to restart Chasm 24, directly buy all plots with janitor bots (using loans) and waiting a few minutes.
The plots in question are: 1, 2, 4, 6, 9. They can be bought directly. 8, 11 and 13 have repeating janitor bots, but can be bought with the starting money as well.

Big thank you Octoyou, for the list of required plots. I had the same glitch and restarting and buying those plots with starting money plus loans worked perfectly.

I also almost had to restart the level after buying all the plots to get this achievement, but not yet having 3 stars in this hospital. What actually saved me and returned hospital to normal running with almost no disasters is doing the following steps:
1. Make sure all your robo-janitors have only 'repairing' task allowed in task manager. Turn off everything else for them (even though they are good at something else).
2. Hire up to 30 regular janitors (if you bought all plots) and try to get at least 75-80% of them with repairing skills so they do fixing of machines and stabilizers more effectively (don't hire 'unmotivated' ones obviously since their speed is utmost important here). Also don't forget to train your janitors with 'Motivation', 'Maintenance' and 'Stamina' skills, but not too many at a time (I had 2 training rooms with 3 seats each, but only 1 was for janitors/assistants).
3. Every time disaster occurs (happened to me once in about 1-2 game years), if you are running on fast time speed, slow it down to normal, go through all the stabilizers and manually request janitor to come and fix it (even if it's just a little bit worn). That will ensure it won't start chain reaction of disasters (one disaster wears off other stabilizers that trigger next disaster and so on). In this exercise you may ignore Ghost and Epidemic stabilizers since they don't really trigger machine damaging disasters.

And for the previous comments: it's the same problem in the game with almost every achievement - if you are not connected to SuperBug network at the moment you fulfill requirements, you won't get this achievement. And game disconnects you from SuperBug network after about 1-1.5 hours of play (doesn't say you when exactly, but you can see in top right corner that Bug icon has gray background instead of blue). So every time before you know that you are going to get some new achievement, make sure to restart the game and you will get it first time. Worked for me on Xbox Series X like a charm.
