You need to have the 3rd Area Unlocked.
-Go into the Womens Yard and Steal a Sock
-Take it to the man's yard and drop it where he notices it (He will throw it over the fence)
-Race back to the other side of the fence in time to catch it with cn_B

Very easy. Just do how i say wink

first off all unlock area 3, the second garden. steal the vase and present it to the neighbor (under that white wooden bow)

watch where he will throw it.

reload the game and do it again BUT now wait at the spot where it will land. as soon as the vase arrive at your spot hit the b button. no need to catch it, it hit the floor... got the achievement anyway.

I brought the vase into where the man is because when its dropped it breaks in two giving you twice the chance to catch something as I missed it when he threw over the first part.

The video below is a full walkthrough of the game, including all "missable" achievements. Careful is unlocked by taking an item that you can carry (not drag) from the woman's back garden and bringing it to the man's back garden. Make sure he sees it and then run to the woman's back garden and wait for the man to throw it over the fence to catch it.

In the Back Gardens the neighbors will throw back items that end up in the wrong yard. Note where they throw the items. Then place an item in the wrong yard and race back to the yard it came from. Go to the area where the items land and spam cn_O after the item is thrown. (You just have to catch it. You don't have to hold on to it for long.) If you don't make it to the landing zone in time, try again but give the other neighbor something else closer by to deal with--take his teacup or her paint brush, for example. That will give you extra time to cross to the other yard and get in position.

This can be attempted in your initial run, just make sure not to catch the vase you need the man to break when he throws it over.

Whenever the man in the Back Gardens finds an item in his backyard that does not belong, he throws it over the fence to his neighbor. This is always thrown in the same spot. Lay out an item or two for the man to throw within his sitting area and make your way into the woman's backyard by way of the tied fence piece. Wait by the large bell for the man to throw something over and nip at it. If all goes well, you should catch the item and receive the trophy.

Anything foreign that is noticed by an elderly black man on his property, he throws over the fence to his neighbor. You just need to stand on the opposite side of the fence from the black man and catch his serve. The subject can be absolutely anything
