Ok I'm not sure if you need to talk to Miss Tress in all of her locations for this but I did just to be safe.
On a new save run to clintville and talk to her in the saloon and sheriff's office. Go to Bobs rance and talk to her there and then in the oil tycoons mansion, she will ask you to come and see her at her place Do Not Go There Yet !!!!!!!!
Next do Bob's questline, with the buffalo and setting up a franchise and finally storming the mansion. Don't talk to Bob here instead go back to his ranch and see Richards and do as you wish I mercy killed him. Go back to the mansion and speak with Bob now he should be on the top floor behind the desk, he does get stuck sometimes during the raid so just reload if you are unable to talk to him, chose any dialogue you want I did this twice as I messed up something else but the dialogue here doesn't matter he will say Miss Tress and he are together, finally go and see miss tress , she's at her house in clintville. Follow the train track to the left and it's on the screen where the track enters the tunnel she should be outside the house.
Simply speak with her and the achievement should pop.

When I unlocked this I made her my wife then completed the ranchers franchise and mansion takeover, I then spoke to her in the house we bought and she left me to go with the rancher!! So you can get both achievements in 1 go!

In my experience the dialogue post takeover does matter. While going for 'Dr Johnston & Mr Bob' I just agreed with him rather than call him out, Tress rejected him because he got too power hungry.
