You CAN do these and endings A and B in one playthrough. Finish the game anyway you like, let the credits role. When you see two eyes and a text bubble, this should be when the achievement will pop. At this point, quit the game and delete the LOCAL save only. This will start you back just before you finished the game allowing you to get endings A, B and C in your first playthrough.
