Kiryu is introduced to Real Estate Royale in Chapter 5. In this minigame, your objective is to defeat the Five Billionaires by gaining control over different areas in Kamurocho. You do this by purchasing and upgrading properties scattered around the city. You can upgrade your properties and the staff assigned to them from the Sugita Building in-between collections. The amount of time it takes to receive money from collections can be reduced with shrine/temple upgrades using Completion Points.
Storyline
You progress in the Real Estate Royale storyline by triggering events. These events occur by reaching 30%, 60%, and 90% control in each area. You cannot compete against the Media King until the other four billionaires have been defeated. Below you'll find a walkthrough of each area's events. If an event doesn't trigger when it should, exit and then re-enter the Sugita Building. Keep in mind, though, that you cannot complete the Gambling King's 60% event until you reach a certain part in Chapter 6, even when you have the required shares in that area because you need access to the Japan Catfight Club first.
Employees
Having access to a wide selection of employees will make this minigame considerably easier to get through. That's why I recommend acquiring as many as you can before going for this trophy. Check below for more information on the different employees and how to acquire them.
Managers improve the earnings from your properties
Financial Savvy: When collecting profits from your properties, sometimes you'll engage in a "Money Battle" with the King of that area (provided you haven't taken them out yet). If this happens, the manager puts up opposition to them and a meter slowly drains. The Financial Savvy rating determines how large this meter is. By tapping A, you can refill the meter using your cash. If the meter drops down a star by the time the battle ends, the manager's total financial savvy will lower, and if the meter completely empties, you lose that property and have to purchase it again. Since money is easy to come by in this game, this shouldn't ever be a problem.
Economic Influence: The current Economic Influence of the manager is highlighted in red. After collecting profits in the area where that manager is assigned, the highlighted number shifts one to the right until it reaches the 5th number. You can reset the number back to the far left by swapping out the manager and collecting profits with them instead. The bigger the number highlighted is, the more money you will receive from that area.

Security guards protect your properties from the Five Billionaires
Problem Solving: This determines how likely it is for an "In Trouble" event to occur in that area. The higher the star rating, easier it is for them to deal with these events on their own without your intervention. Security guards with low ratings won't be able to handle these events as effectively, and you'll need to step in. When this happens, you need to go to the location indicated on the map and defeat the group of lackeys so that the money collections resume.
Safety Influence: The current Safety Influence of the security staff is highlighted in red. After collecting profits in the area where the security guard is assigned, the highlighted number shifts one to the right until it reaches the 5th number. You can reset the number back to the far left by swapping out the security staff and collecting profits with them instead. The bigger the number highlighted is, the less often "Money Battles" occur when collecting profits from an area.

Ability Rank: When selected to upgrade a property, advisors with a higher Ability Rank will increase the upgrade bar of that property more than advisors with a lower Ability Rank.
Support Ability: This determines what type of property this advisor specializes in. They're more effective at upgrading the properties that match their specialty. When selecting what advisor to use when upgrading a property, the properties type is highlighted in red. Below is a list of the symbols and what they mean.
Cross - They're terrible with this type of property
Triangle - They're satisfactory with this type of property
Circle - They're good with this type of property
Double Circle - They're great with this type of property
When possible, you'll always want to select an advisor with either a circle or preferably a double circle with that property type. This must be balanced out with the ability rank. For example, if the advisor has a double circle in that type but only has an Ability Rank of three, they wouldn't be as effective as an advisor with a single circle in that type but with an Ability Rank of five. They would cost more to hire, though.

When you reach 60% control of the area, you're given a challenge from the Leisure King. You'll need to meet him at the Heroine Karaoke Bar, but before entering, make sure you save. If you win this challenge, you will gain 10% shares in the area, but if you lose, your shares are reduced by 10% instead. Receive an 80% or higher score in the karaoke minigame to win.
90% Control
When you reach 90% control of the area, you'll receive the final challenge from the Leisure King. He can be found in the alleyway behind Serena with some of his lackeys, so be prepared for a fight. Upon defeating them, you will achieve complete domination in this area.

When you reach 60% control of the area, you'll need to meet the Gambling King inside the Japan Catfight Club for a challenge, but before entering, make sure you save. If you win this challenge, you will gain 10% shares in the area, but if you lose, your shares are reduced by 10% instead. You'll need the fighter you selected to win. Most of this is down to luck.
90% Control
When you reach 90% control of the area, you'll receive the final challenge from the Gambling King. He can be found just outside of the Mach Bowl in Theater Square. You'll fight him and some of his lackeys, so be prepared for a fight. Upon defeating them, you will achieve complete domination in this area.

When you reach 60% control of the area, you'll need to meet the Media King inside Maharaja for a challenge, but before entering, make sure you save. If you win this challenge, you will gain 10% shares in the area, but if you lose, your shares are reduced by 10% instead. You need a higher score than him to win this challenge. This can be done on any difficulty, so I'd recommended selecting easy. If you would like some more tips, refer to Bronze Say You Wanna Dance.
90% Control
When you reach 90% control of the area, you'll receive the final challenge from the Media King. He can be found at the Shichifuku Parking Lot. You'll fight him and some of his lackeys, so be prepared for a fight. Upon defeating them, you will achieve complete domination in this area.
After watching the scenes that follow, return to the Sugita Building for another scene, then make any preparations you need to for you fight against the Finance King. When you're ready, head to the bottom of Tenkaichi Street and speak to the Pleasure King who has a vehicle ready for you. You'll fight the Finance King's lackeys, and later, the man himself. Defeating them and watching the scenes that follow will end the Real Estate Royale storyline and earn you this achievement.

Note: You must complete the unmissable "Beyond the Door" (Substory #18) in Chapter 6 before you can progress any further in this storyline.
When you reach 60% control of the area, you'll need to meet the Gambling King inside the Japan Catfight Club for a challenge, but before entering, make sure you save. If you win this challenge, you will gain 10% shares in the area, but if you lose, your shares are reduced by 10% instead. You'll need the fighter you selected to win. Most of this is down to luck.
90% Control
When you reach 90% control of the area, you'll receive the final challenge from the Gambling King. He can be found just outside of the Mach Bowl in Theater Square. You'll fight him and some of his lackeys, so be prepared for a fight. Upon defeating them, you will achieve complete domination in this area.

30% Control
When you reach 30% control of the area, you'll watch a scene inside of Sugita Building.
60% Control
When you reach 60% control of the area, you'll need to meet the Media King inside Maharaja for a challenge, but before entering, make sure you save. If you win this challenge, you will gain 10% shares in the area, but if you lose, your shares are reduced by 10% instead. You need a higher score than him to win this challenge. This can be done on any difficulty, so I'd recommended selecting easy. If you would like some more tips, refer to Bronze Say You Wanna Dance.
90% Control
When you reach 90% control of the area, you'll receive the final challenge from the Media King. He can be found at the Shichifuku Parking Lot. You'll fight him and some of his lackeys, so be prepared for a fight. Upon defeating them, you will achieve complete domination in this area.
After watching the scenes that follow, return to the Sugita Building for another scene, then make any preparations you need to for you fight against the Finance King. When you're ready, head to the bottom of Tenkaichi Street and speak to the Pleasure King who has a vehicle ready for you. You'll fight the Finance King's lackeys, and later, the man himself. Defeating them and watching the scenes that follow will end the Real Estate Royale storyline and earn you this achievement.

Important thing to mention. If you hit the home button it will pause the timer. So if you hit the home button and go get something to eat when you get back the bar won’t move until you are back in the game.

Really bad at Karaoke and the dance one. Do I absolutely have to pass them? I don't mind it taking a little longer tbh, if I don't have to worry about it.
Edit: I lost the Out Run one and couldn't reload my save because I got dragged into it. That said, I don't thing it matters much, other than it taking longer. Electronics is currently at 96% and I still have properties to upgrade.
Also, I barley got through the Karaoke one, and my hand hurt by the end of it.
