Update: I would steer clear of freeform mode just stay in chalenge mode. I did every thing I needed in the same zoo, just clear and retool the zoo as needed for the achievements. you can sell the animals once you get the variant and have released one. stay in chalenge mode so that you can you can access the lvl 40 stuff and get your 20 medals for the zoo. (thx to x meltiger x for the tip)
Update: Just so we are clear animals only breed between lvl 6 and lvl 15. At lvl 15 they will not breed. If they are already pregnant when they advance to lvl 15 they will still have the baby. Also all info can be found in your menus, it will tell u if you have bred and released the animal but the only way to keep track of variants is through the picture section. Thus I made the spreadsheet to keep from going back and forth.
Update: Make sure you breed the albino polar bear. It is already present in one of the scenarios, but you still have to breed it. This goes for any animal variant that maybe present in the scenarios.
So... I started breeding them all again. In order so as not to get mixed up. Waited until each animal had successfully bred a baby AND a variant just in case.
One of Everything eventually popped when one of my Grizzly bears gave birth to an albino. I checked my album and it was a baby albino Grizzly already there... anyone know of any scenarios where a baby albino Grizzly is present at the start? That might be what tripped me up.

I hope this is going to help everyone who is looking to do this achievement, and if for some reason you are having trouble getting an animal with that color variant just send me a message and I am more than willing to send you over an animal in that color variant so you will be able to breed him or her (it seems that if you breed an animal with a color variant already you are more prone to get a baby with a color variant). Also the best thing to do if you loose track of what animals have had what refer to your photo album that's the best way to keep track if you looseyour place. This achievement is awarded for giving birth to both the standard animal and the variant.
This means that breeding a variant does not knock two birds with one stone. If you deploy "Grizzly Bears" and their first child is an "Albino Grizzly Bear", you have to wait for them to give birth to a standard "Grizzly Bear" before you can mark that breed as 'Done'.
To be extra safe, I would recommend not taking any pictures of any non-mini animals unless it's a Level 1 that was born in your Zoo. The in-game tracker is completely useless at tracking this as it ticks "Bred" if you give birth to a variant (and it ended up forcing me to re-do everything again since I had no idea which ones the game felt I missed).

It has not been discovered as to whether or not this reliably unlocks across births in all Zoos, but for an achievement like this I recommend playing it safe by sticking to one challenge zoo - it will take you around 20 hours for this achievement alone.
DLC Animals are not counted, so you can skip all of those.
Level 15 animals do not breed, so release and replace them ASAP.
Occasionally the Helicopter freaks out or stops collecting animals you're releasing/selling. If this happens, save and return to menu, then load again.
Filling out the photo album for the hidden coins is not required for this achievement - though when you have idle time and millions in the bank, you could always just temporarily place an extra Exhibit and snap the coins from it.
Technically filling out the animal photo album isn't required for this achievement either, though you'd be foolish to not do it on the way.
Strategy
Don't worry about guests and money - I finished this with over 5 mil in the bank and once you cover your park properly the guest numbers don't really move around 15k much unless something is actually wrong (ie Toilets broken down). Complete the challenges, including the silly racing ones, as much as you can in the first hour to get useful boosts. If you get donated an animal, house it for the prize money then sell it.
Start placing small and mini exhibits until you're able to replace the small exhibits with Mediums (do that ASAP). Once you start turning a small profit (as in >$30 per tick) then make sure you start doing Park Research - Prioritise the Research tree, followed by the cheaper running of Exhibits, Concessions then Facilities, then Animal Transport, *then* breeding.
If you lay out your park properly you should be able to place 6 medium exhibits (one of each type), four mini exhibits, and place Concessions/Toilets around them so that they cover the park (use the DPad Ping to check the radius of each feature - including animal coverage - to ensure your park is covered with everything - no need to overdo it, just make sure there's no major blind spots). For Decoration I just placed a Medium Lake in the middle of it all and a couple of statues.

The Xbox achievement tracker is out of 65, and there are 65 species in this game that can go into big exhibits. It wouldn't be possible for Xbox to update its tracker correctly while also tracking both standard babies and variant babies, and the achievement tracking for this game is accurate. If you're stuck at 98% it's because you're missing a variant baby, most likely the Albino Polar Bear or the Albino Grizzly Bear. Almost all people who thought they did everything but didn't get the achievement got the achievement after redoing these two species (see: Solution for One of Everything In Zoo Tycoon)
Variant baby counts for the variant baby + normal baby. Once you get a variant baby: take a pic, sell all of that species and move to the next one.
EDIT: I also got the releasing achievement without releasing the sumatran so maybe theres one species of more. Maybe they are needed both.
I found that there is a lot of misinformation regarding this achievement and the other big ones so I'd like to clear it up with this guide and give some helpful info for what I found was the most optimal way to get these achievements.
If you are like me, then if you are going after this achievement you have probably already committed to 100%ing the game and getting:
Tracking:

You will notice lots of N/A's. I specifically have verified the three points below during my playthrough and I have popped all the achievements.
1. You can't breed mini exhibit animals
2. You do not need to release every "color variant" animal in addition to the normal animal in order to get the "one of each" achievement.
3. You do not need to breed a regular baby animal in addition to breeding a color variant baby for the "one of everything" achievement.
You can check your release progress at any time by pressing ->Zoopedia->Animals and then looking for the "release" status to be highlighted white on the right of the screen for the animal selected.
You can check your photography progress at any time by pressing ->Albums. Always, always always verify that the picture was accepted in the album before selling/trading a color variant baby.
You CAN'T check the progress on color variant breeding. There is a "bred" option in the Zoopedia but it will mark it complete regardless of what type the baby is. However, if you have been taking pictures of the baby color variants (which you should be) then that might be a good way to track.
Strategy:
1. Start with building a small exhibit or two, restrooms, and concessions. You need the money/fame from guests to start building quick.
2. Focus on challenges etc. to gain fame and money bonuses. Research the mini exhibits at the same time.
3. Once the money and fame increases have given you a little wiggle room, start building mini exhibits
4. In the mini exhibits, put as many species as possible and buy the highest level offered. The main goal is to get them to level 15 as quickly as possible. For example, all three snakes can be in one mini exhibit so buy the level 10+ ones and it should be very fast to finish the snakes.
5. Replace the small exhibits with the medium exhibits. You want two breeding pairs of each animal species (so 4) and that will allow both girls to get pregnant in the exhibit. It would be a good idea for one of the animals you buy to be a high level so you can release it quickly. I did not find large exhibits better than medium exhibits honestly because it takes up so much zoo limit capacity.
6. Click on the main gate->Research and start researching the breeding options as soon as possible. The last level makes a color variant a 50% chance.
7. Build a Breeding center, hire a staff, and assign one to each exhibit.
8. Now the waiting game. It would be a good time to go after other achivements when waiting. Just listen for the little baby sounds for breeding notifications and use the to select "Animal Level" and hit so you can see at a quick glance what animals can be released. All level 15's should be released and replaced with a low level animal because they can not breed.
9. When you get a color variant baby, take a picture, verify it is in the album, and sell all the animals (including the baby) if you have already released one level 15 of that animal species. Replace that medium exhibit with a new species.
These achievements require that you breed every animal and their color variants (give birth to them, not re-breed) in the game at least one time and can be done in any game mode or combination of game modes. Let's start off with the fact that only animals you can place in the main exhibits can breed (not mini-exhibit animals). In order for animals to breed, you must have at least one male and one female of the same species in the same exhibit. Only animals that are Level 6 or higher (i.e. an adult) can breed. Breeding occurs somewhat randomly, but the odds of breeding can be increased by researching Animal Breeding in the Research Tree at the Main Gate of your zoo (which increases breeding odds for all animals in your zoo) or by assigning a breeding specialist to a specific exhibit (which only increases breeding odds for that exhibit).
Color variants are a subset of each species. Basically, there is a small chance that when animals breed the baby will not be a normal version of that species, but actually a color variant. Each breedable species has one color variant. Completing the third tier of Animal Breeding in the Research Tree will increase your chance of a color variant by 50% so that should be top priority. "Have You Seen This Guy?!" will unlock when you breed you first color variant animal. Once you breed each species one time (color variant or regular), "One of Each" will unlock.
In total you will need to give birth to 130 different types of baby animals, broken downs as follows:
- Antelope (20)
- Bears (26)
- Chimps (10)
- Elephants (12)
- Giraffes (18)
- Hippos (2)
- Lions (14)
- Rhinos (16)
- Tigers (12)
This does not need to be in a single zoo, but more than likely it will be as you do not unlock the last animal until you reach maximum Fame Rating at Level 40. Zoopedia will keep track if you adopted, released, and bred each species of animal. However, it does not keep any information about color variants. For this reason, it is suggested you keep track manually all of your breeding. Specifically, if you bred both the regular and color variant version of each species. You might find this spreadsheet created by xoAly helpful for this.
This will probably be the last achievement that you unlock, and it will be quite a grind. Breeding is a slow process. The best way to go about doing this is to create many medium exhibits as possible with specific types on animals together (i.e. have all tigers, all lions, all rhinos, all giraffes in each exhibit). Medium exhibits can hold 6 total animals. Have two species in each exhibit, with a male and a female for a total of 4 animals. This will leave two open spots to be filled by baby animals. Note that if the exhibit is already full, no animals in that exhibit will become pregnant. Make sure you have maxed out your breeding research from the Main Gate, as well as assigned a Level 3 breeding specialist to each exhibit. There are pop-ups for when an animal becomes pregnant, but they are easy to miss. The easiest way to get a gauge if any animals are pregnant is from Tycoon view by hovering over an exhibit and holding . You can see the total number of animals in the exhibit (which in this case should read 4/6). Un-born fetuses will count towards the exhibit animals. Once an animal is pregnant, there will be a gestation period which sometimes feels like it lasts forever. If it seems that an animal has been pregnant for a very long time, try exiting to the Main Menu (and saving!) and reloading into your zoo. This often triggers births either right away or within a minute or two.
Each time a baby is born, you will hear a crying sound, and a pop-up will come on screen. Head to that exhibit and select the newborn and see if it is regular or a color variant. Make sure to take pictures of the color variant babies right away for the "Photographer Extraordinaire" achievement before you forget. After any photos have been taken, it is best just to immediately sell the newborn to make room for a new babies. Two animals can mate multiple times together, and the same animal can give birth multiple times, however, blood-related animals will not breed. Once your two breeding animals of a species reach Level 15, release them to the wild as they will hardly (if ever) breed anymore, and this will help towards the "Conservationalist" achievement. Keep adopting and releasing the male and female until you have bred both a regular and color variant of that species. Then sell all of that species and move onto the next. Note: Animals will not become pregnant in an exhibit that is already full of animals or if your Zoo limit is completely full.
As mentioned, this is cumulative across all game modes. However, you will want to do this most probably in Challenge mode as you need to progress to Fame Rating 40 anyways in that mode. Once you earn the "World Heavyweight Champ" for completing 100 challenges, you can ignore the challenges with little consequences (except the ones that will confiscate an animal if you complete it). Once you reach Fame Rating 40, everything will be unlocked. However, you will be a long way from earning $10 million. Balance your exhibits and other elements of the zoo to maintain relatively happy guests to keep your revenue coming in. Once you reach $10 million, you no longer need to worry about guests at all. Sell everything that is not a breeding exhibit (save zoo keepers and breeding specialists). This will allow you to build more exhibits. Do so and continue with the breeding.
In total, you will likely need to dedicate 15 hours or more towards breeding alone due to the slow nature of breeding, the randomness to color variants, and shear amount of animal species.
