Zoo Tycoon

This achievement can be done in any game mode and is fairly simple. Go into editing a building, attraction, staff member, exhibit, or look to create something new in your zoo. Now while some of the options may be available, there are those that appear with a little science symbol and need to be researched in order to be unlocked. It cannot be done in tutorial mode.

Simply researching one item will net you this achievement.

Can be done in Challenge Mode. Go to concessions and research the popcorn stand. After about 30 seconds it finishes and it will pop.

This doesn't take more than a minute if loading happens as fast as it did for me on Series X.
